2079-2085 West 5th Avenue – Public Hearing
Brightside Community Homes Foundation’s redevelopment proposal for 2079-2085 West 5th Avenue has been scheduled for a City of Vancouver Public Hearing on July 8, 2025. We are seeking rezoning approval for 2079-2085 West 5th Avenue to replace 21 existing units with 200 new, affordable rental homes in the Kitsilano Community.
In addition to a near ten-fold increase in the amount of affordable rental homes on the site, Brightside intends to locate its head office in the new building once complete. Brightside is seeking project funding that will enable maximum affordability for all residents over the long term.
Brightside is a non-profit organization that provides safe and secure affordable homes for independent-living seniors, families, and people with disabilities. This redevelopment represents one of the only non-profit housing proposals in the Broadway Plan area and is currently the furthest along in the rezoning process.
Brightside has been part of the Kitsilano Community since 1967 and acquired the existing building in 2005. Located at 2085 West 5th Avenue, the building is an aging three-storey walk-up apartment built in 1964. The current building is one of the oldest of Brightside’s buildings and is reaching the end of its serviceable life. The building does not include an elevator or other modern accessibility features that would be beneficial to the current residents.
Additionally, Brightside acquired the neighbouring property, a single-family dwelling located at 2079 West 5th Avenue, in order to increase the viability of the redevelopment and to considerably increase the number of affordable homes on the site.
This project will be going well above and beyond the City of Vancouver’s new Broadway Plan Tenant Relocation and Protection Policy (TRPP). With considerable resident relocation experience in the City of Vancouver, Brightside’s highly resident-centered approach to tenant relocation ensures all current residents will be fully supported throughout the relocation process. All residents that wish to exercise their Right of First Refusal will have the opportunity to return to the new building at their same rental rates based on income once complete.
